Together, Clark and its partners form a marriage capable of both a higher probability and degree of success.

PEOPLE

The most important part of any project—and our primary criterion—is who’s involved. Shared values, a common mission, and aligned interests are the foundation of a successful relationship. While our partners are typically local experts managing day-to-day, Clark is a highly active and engaged participant in each of its projects.

PROJECT

Our joint-venture focus is self-storage development, conversion, or significant value add opportunities. Each opportunity is evaluated on its own merits and must present an appropriate, risk-adjusted spread between the projected stabilized yield on cost and a realistic terminal capitalization rate.

STRUCTURE

STRUCTURE

With the right people and project, Clark has employed a variety of structures designed to align interests, accommodate partners, and maximize mutual benefit. Although each transaction varies, the sponsor partner typically sources and guarantees 65-75% LTC financing (Clark may introduce favorable financing relationships). The sponsor contributes 10-20% of the required equity, and all equity accrues an 8-10% preferred return. Once all equity and preferred return are distributed and any applicable waterfall hurdle met, the sponsor partner is then vested with up to 40% ownership going forward.

ADVANTAGE

  • EXPERIENCE

Clark benefits from a team with significant real estate expertise. With our experience, there is no learning curve. As an active team member, our involvement reduces risk and adds value.

  • SPEED

We understand the need to be responsive. Our experience and wherewithal enable us to remain flexible and react quickly. Dealing directly with decision-makers lends our partners confidence, allowing them to be nimble and capitalize on opportunities.

  • PATIENCE

Unlike many equity sources, we are not encumbered by outside investors or a predetermined time horizon. We prefer to hold high-quality assets indefinitely but always maintain the flexibility to consider opportunities that may maximize long-term value.
